Fees
We list every fee here, as the law asks letting agents to. All landlord fees include VAT. You get your fee in writing before you sign anything.
Landlord fees
| Plan | What's included | Fee (incl. VAT) |
|---|---|---|
| Tenant find | Rent figure, photos and listing, viewings, applicant checks including Right to Rent, tenancy agreement, move-in and deposit protection. | Set out in writing before you sign |
| Rent collection | Everything in Tenant find, plus monthly rent collection, monthly statements, chasing late rent and a yearly rent review. | Set out in writing before you sign |
| Full management | Everything in Rent collection, plus repairs and tenant contact, safety checks tracked and booked, regular property visits, move-out, check-out and deposit return. | Set out in writing before you sign |
Where a fee is a percentage of the rent, we work it out on the rent due for that month and take it from the rent we collect. Your signed agreement shows every fee, when it is due and how it is worked out.
Other landlord costs
Some jobs need an outside company, such as a gas safety check, an electrical safety check (EICR), an energy certificate (EPC) or a repair. We tell you the price and get your OK before we book them. The only exception is an emergency where waiting would put people or the property at risk. In that case, we act first and tell you straight away.
Tenant fees
Under the Tenant Fees Act 2019, tenants in England can only be asked to pay the things below. We never charge tenants for viewings, referencing, admin, contracts, renewals or check-out.
| Payment | Details |
|---|---|
| Rent | As set out in the tenancy agreement. |
| Holding deposit | No more than 1 week's rent, to reserve a property. It is returned, or put towards the first rent or deposit, unless the law allows it to be kept. |
| Tenancy deposit | No more than 5 weeks' rent if the yearly rent is under £50,000, or 6 weeks' rent if it is £50,000 or more. Always protected in a government-approved scheme. |
| Late rent | Interest at 3% above the Bank of England base rate, only once rent is 14 days or more late. |
| Lost keys or security devices | The reasonable cost of replacing them. We show you the receipt. |
| Changes to the tenancy | £50 (incl. VAT) when the tenant asks for a change, or more only if our reasonable costs are higher. We show you those costs. |
| Ending the tenancy early | If the tenant asks to leave before their notice period ends, no more than the landlord's loss and our reasonable costs. |
| Bills | Gas, electricity, water, council tax, TV licence, phone and broadband, where the tenancy agreement says the tenant pays them. |
How we let fairly
- We advertise one asking rent. We don't ask for, or accept, offers above it.
- We never turn a tenant down because they have children or get benefits. Every applicant goes through the same checks.
- We give every tenant the information the law requires, including the government's Renters' Rights Act information sheet.
Protection and redress
Money we collect for you is kept in a separate client account, away from our own money. See our complaints procedure if you're ever unhappy with us.
